City expands opportunities for Secondary Suites

The City of Edmonton has taken another big step towards making more affordable housing available by allowing more secondary suites in mature neighbourhoods.

“The City is taking action on this issue, giving more homeowners the option of building a suite in their basement or elsewhere on their property,” says

TD Economists predict Bank of Canada rate

The Bank of Canada will cut rates another 50 basis points to just 0.50% in March, predict economists with Toronto-Dominion Bank.
In a research note, TD Economics observes that, with rates already at historical lows, there is little further room to ease. As such, we forecast the Bank of Canada to deliver just one more 50 bps rate cut on March 3, lowering the overnight rate to 0.50%. Read the rest of this entry »

Edmonton Housing Starts Remain Weak for January

Edmonton, February 9, 2009 – According to preliminary figures released today by Canada Mortgage and Housing Corporation (CMHC), housing starts in the Edmonton Census Metropolitan Area (CMA) totalled 413 units in January compared with 1,145 total units reported in January 2008.

 

Throughout Metro, builders stared work on 147 single-detached homes in January, down 30 per cent from the 209 foundations poured during the first month of 2008.  Single starts in the all of 2008 dropped by two-thirds from the previous year and this has significantly reduced the number of new units under construction across the region.  “Provided new home inventories decline in the months ahead, we remain optimistic that a modest uptick in single-detached starts should occur during the second half of 2009,” noted Richard Goatcher, CMHC’s Senior Market Analyst based in Edmonton. Edmonton Real Estate Market – Positive thoughts only

In today’s turbulent market place I have clients calling in to check the value of their investments in the Edmonton Real Estate Market and surrounding areas. The one consistent thing that seems to be coming from everyone is that their properties may be down a bit from year or so ago, in general for most of you though they are still worth more or the same value that you paid (depending upon when you bought). There are definitely people with property that are down in value from when they purchased it. But, for the most part everyone that I have been speaking with seems to be more confident that their Real Estate Investments will bounce back before their Mutual Funds, RRSP’s and Stocks.
